What is the Housing Exchange?

The Housing Exchange is a platform to connect people with rental housing opportunities in our region. It includes seasonal and year-round rental (not short term rental) opportunities. Originally created by the Sleeping Bear Gateways Council, Housing North is re-launching the Housing Exchange, an online platform connecting our regional employers and employees seeking workforce housing and year round residents with local property owners and housing opportunities.

The Housing Exchange is modeled after a pilot used by the Sleeping Bear Dunes National Lakeshore in 2020 when coronavirus restrictions limited seasonal worker housing inside the park. Park administrators reached out to community members for housing help and placed all of their employees in existing local accommodations. During this process and the first few years of the exchange, it was determined that most people were interested in year round housing options and there simply was not enough housing stock on the market to list for employers. Now that we are seeing more units built and more communities creating unique housing options, we wanted to bring this platform to the region. It will also provide resources and links to some of the housing tools and opportunities to become a property manager.

The goal is two-fold:

  1. List existing properties that are for rent and connect people who are looking for housing to these opportunities

  2. Encourage and cultivate more opportunities for housing including a room in a house, accessory dweling unit separate or attached from the house, or a suite inside a house

  • We are looking for units that are $2,500/mo. or less

  • NO this will be up to you. This platform is way to connect people to housing, but ultimately the tenant and the property manager need to do their own due diligence.

  • No, this is for seasonal rentals or year round rentals for those that live and work either seasonally or year round in our region. We have a commitment to focusing on rentals that are for those making 120% of the Area Median Income.

    Each County has a different AMI (click here to learn more).

    Area Median Income (AMI) varies by county and household size.  For example, in Grand Traverse County, 120% AMI for a family of four is $118,560, and housing costs should not be more than $2964/month. For a 2-person household in Leelanau County, 120% of the AMI would be $98,640, and housing costs should not be more than $2,466/month. Rent is considered affordable if it costs a household no more than 30% of a household’s gross monthly income, including utilities.
